We are looking for a Multi-Family Project Manager to oversee the construction of apartment communities. Applicants must have a minimum of 10 years of experience in multi-family podium construction.

Primary Responsibilities:

  • Assist in budgeting, bidding, and award of subcontracts.
  • Gather project material submittals and maintain records of approvals at the jobsite.
  • Administer document control procedures for all construction-related documentation with Procore and other document management programs.
  • Oversee superintendents’ duties and all field staff
  • Preside at project construction meetings and oversee daily operations
    • Schedule subcontractors, consultants, and vendors in the critical path to ensure timely completion.
    • Perform quality control duties and responsibilities regarding the work being performed and coordinate all site activities.
    • Communicate with the project team regarding, RFI’s, and Material Submittals.
    • Ensure that the subcontractor is fully executing and complying with his contracted scope of work.
    • Coordinate required inspections with local jurisdictions and maintain quality relations with the public including local neighbors.
    • Identify conflicts in construction progress and communicate them to the project team for resolution.
    • Verify each subcontractor has completed their contractual requirements prior to beginning their work at the job site.
    • Provide value engineering recommendations and responsible to take construction from inception to completion with minimal change orders.
  • Maintain a daily log (written) of activities on the job site on Procore.
  • Ensure the subcontractor has corrected all deficiencies identified by the project team.
  • Walk all units on the project daily to monitor activities and assist in future planning.
  • Preside over the superintendent’s weekly subcontractor meetings designed to coordinate the work and oversee regular safety meetings.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list identification and completion.
